Because home buying is one of the most important purchases we can make. It becomes necessary to trust the closing process to a neutral party. In real estate the neutral party is the Title Company. Before closing, a great deal of documentation is gathered, some of these documents include the sales contract, credit history, loan amount, appraisal, survey, and other items that are required by the lender. These items and more are compiled during the title search process. This enables the title company to have smooth closing that reflects the intent of all interested parties.
